After acquiring The Mersey Docks and Harbour Company in 2006, The Peel Group set to work on Liverpool Waters, an ambitious 30-year vision to comprehensively transform the city’s northern docks. Regenerating a 60-hectare stretch to create a world-class, high-quality, mixed-use waterfront quarter in central Liverpool and bringing life back to the historic docklands.
Working in partnership with Liverpool City Council, the UK Government and other stakeholders, Liverpool Waters secured outline planning permission in 2013, with approximately 2,000,000 sq.m. of development floorspace including 9,000 residential units, 315,000 sq.m. of business space and 53,000 sq.m. of hotel and conference facilities.
As one of the largest single-ownership port-city development schemes in Europe, delivery of Liverpool Waters is possible without the need for complex and time-consuming land assembly negotiations.
The gravity of adding Liverpool Waters to the city’s existing waterfront offer will see Liverpool competing with the likes of Hamburg, Boston, Toronto and Barcelona in terms of the scale and diversity of its waterfront offer and associated economy.
A new £55million cruise liner terminal will be housed at Princes Dock following the approval of Liverpool’s bid to become a turnaround point for international cruise liners. Princes Dock will also be home to four new buildings, offering even more people the opportunity to live, work and play at Liverpool Waters.
More building work is due to commence at the Central Docks neighbourhood with two new residential buildings offering stunning views of Liverpool Waterfront and the River Mersey. In addition, a new £25million terminal will be built for ferry services to the Isle of Man.
Further north, Everton Football Club are in advanced negotiations to build a state of the art football stadium at Bramley Moore Dock.
Major transport upgrades are also planned, including £19million of investment in two new roads, allowing ease of movement around Liverpool Waters and strong connections with the city centre.
Already an integral part of the Liverpool Waterfront, Princes Dock is a true mixed-use neighbourhood with high quality residential developments sitting alongside Grade A office space, a cruise liner terminal, hotels and leisure facilities.
Central Docks will be the beating heart of Liverpool Waters with unique business, entertainment and leisure spaces alongside high quality residential offerings.
Clarence Docks is a unique part of the Liverpool Waters masterplan. It has an unrivalled waterfront setting and distinctive dockland fabric which creates the opportunity for a vibrant neighbourhood.
The Northern Docks neighbourhood is at the northern most end of Liverpool Waters and is in close proximity to the recently redeveloped Titanic Hotel.
King Edward Triangle will become the seamless transition between Liverpool Waters and the city centre’s commercial district.
